BUILDING WARRANTY

LUD Holding Limited (in this warranty referred to as “LOVENHOMES”) gives the following warranties to the party described as the purchaser, in respect of the property described in the warranty (“the Property”).Maintenance Warranty

Good Opportunity warrants that it will remedy defects in materials and/or workmanship appearing in the Property and which are notified to LOVENHOMES by the Purchaser within 90 days after the date on which the Purchaser settles the purchase and takes possession of the Property.

LOVENHOMES will carry out any remedial work in respect of such defects as soon as may be practicable within a reasonable time after the expiry of the 60 day period, and will effect the remedial work at its cost.

LOVENHOMES will not be responsible to repair defects or failures which have been caused by incorrect use or damage caused by the Purchaser, or where the Purchaser has attempted to carry out any repair works or had any repairs effected by any other contractor.

Transfer of Manufacturers Warranties

LOVENHOMES will use its best endeavors to transfer to the Purchaser any warranties provided by the manufacturer or installer of any component or fitting installed in the Property.

Major Defects Warranty

LOVENHOMES warrants that it will at its cost remedy any major defect appearing in the structure of the building and notified to LOVENHOMES within ten years of the settlement of the purchase of the Property.

This warranty is personal to the Purchaser and will terminate on any transfer, assignment, or sale of the Property to another party.

LOVENHOMES warrants that it will effect any work necessary to remedy any such major defect within a reasonable time after being notified of the defect.

LOVENHOMES will take no responsibility for any work carried out by any other party after the date of settlement or the work of any contractor not engaged by LOVENHOMES
